The lease clauses most often disputed are the ones tenants and landlords pay least attention to at signing: maintenance responsibilities, security deposit handling, early termination conditions, and rules around guests, pets, and alterations. Reading every clause at signing reduces the chance of disagreement later when memory fails or circumstances change. For landlords, attach a property condition statement signed by the tenant at move-in with timestamped photographs, since this baseline becomes the basis for any future security deposit deductions.
